Zombies are everywhere these days,it seems. Even on your roof. Actually, the roof could be the zombie.
When a facility's roof is made to go on limping long after its useful life, the headaches it can cause are as if it's eating your brains out. (Too much?) In her article, Karen Warseck details how to recognize a zombie roof and what to do about it.
Naomi, I can only agree wholeheartedly to your post. There is some truth to the 'out of sight, out of mind' saying when it comes to embracing your roof infrastructure. We typically get calls for investigative leak detection only as a last resort when FM's of existing buildings are wrestling with the "Repair or Replace" question.
The growing use of Electric Leak Detection can reduce the amount of repaired and target the roofing that is an issue. It is rare that an entire roof will fail at once. Typically portions weather more and so are susceptible to failure.
Progeo has helped FM's reduce the cost of repairs by 40% and extended the lives of existing roofs for more than 5 years.
